Plumbing leaks can occur on pressurized lines, hot water tanks, water softeners and drain lines. These types of leaks are the most common source of water damage in residential homes. Most homes in Florida are built on a slab, so when a leak occurs they typically spread through multiple rooms causing significant damage. In most instances, SRS can dry the affected areas within 3 days.
Air conditioning leaks occurs when a condensate drain becomes clogged and back-flows into the drip-pan, or an A/C unit may develop back-pitch causing the condensate to leak from the drip pan rather than flowing through the A/C condensate drain.
A/C condensate leaks have the greatest potential to create mold problems. Since condensate water is untreated it is an excellent source of moisture that promotes and accelerates microbial growth. A/C condensate leaks can form mold within 48 hours if not addressed immediately. A pressurized plumbing leak is treated water and reduces the potential for mold to form quickly due to the chlorine content.
Exterior water intrusion is typically the result of rain water that leaks through roofs, windows, sliding glass doors, and even through the exterior walls. These types of leaks are typically the result of maintenance issues or structural defects. Much like A/C condensate leaks, rain water is completely untreated and can cause microbial growth within 48 hours.
